What's Included

Everything You Need — Nothing You Have to Arrange

Most furnished rentals in Amsterdam mean a bed and a sofa. City Retreat apartments are equipped and serviced to a standard where you can arrive with a suitcase and be fully functional within the hour. Here's exactly what every apartment includes.

🛋️

Furniture & Interior

Modern, well-maintained furniture throughout — selected for comfort and practicality, not just to photograph well.

  • Bed with quality mattress and fresh linen
  • Sofa and seating area
  • Dining table and chairs
  • Wardrobe and storage
  • Desk or workspace area
  • Blackout blinds or curtains
🍳

Kitchen — Fully Equipped

Everything you need to cook properly from day one, not just a kettle and a microwave.

  • Hob, oven, and microwave
  • Fridge and freezer
  • Dishwasher (most apartments)
  • Full set of crockery and cutlery
  • Pots, pans, and cooking utensils
  • Coffee maker and kettle

Utilities — All Included

Every bill is covered in your monthly rent. You will never receive a utility invoice during your stay.

  • Gas (heating and cooking)
  • Electricity
  • Water
  • High-speed Wi-Fi (fibre where available)
  • Municipal taxes (gemeentelijke belastingen)
  • Building insurance contribution
🧹

Cleaning & Linen Service

A professional cleaning service visits weekly. You don't need to arrange this, pay for it separately, or be present.

  • Weekly apartment clean
  • Fresh bed linen on a regular schedule
  • Fresh towels included
  • Starter supply of cleaning products
  • Waste removal coordinated
📌 Why This Matters More Than It Sounds

In Amsterdam, setting up utilities as a new arrival takes time — energy suppliers require a BSN, bank account, and Dutch billing address, and the process routinely takes 3–6 weeks. With City Retreat, utilities are in our name for the duration of your tenancy. You never go through that process, and you never receive a surprise bill.

Who It's For

Ready to Live — What That Means in Practice

The "ready to live" standard matters differently depending on why you're in Amsterdam. Here's why it's relevant to the most common City Retreat tenant situations.

💼

On a Corporate Assignment

Your employer is paying for accommodation and expects you to be productive from week one. You don't have time to spend three weekends furnishing a flat and chasing utility suppliers. Move in, get to work.

✈️

Relocating Internationally

You've shipped belongings, changed countries, and navigated immigration. The last thing you need is a bare apartment and a list of Dutch utility providers to contact. Everything is already done.

🔍

Searching for a Permanent Home

The Amsterdam rental market can take months to navigate. A City Retreat apartment gives you a fully functional, registered base from which to search without the pressure of an unsuitable temporary option.

👨‍👩‍👧

Relocating with a Family

School enrolment, childcare, new routines — relocating with children is complex enough. A ready-to-live home removes the accommodation layer of stress so you can focus on everything else.

🏗️

Between Properties

Renovation overran, completion delayed, or sale fell through. A fully serviced apartment with a one-month exit clause means you're not locked into anything while you wait.

🎓

On a Research or Academic Placement

Short-term academic stays in Amsterdam often struggle with accommodation that's registerable and truly furnished. City Retreat apartments support BSN registration and are ready for academic-year timelines.

Common Questions

Questions About What's Included

Practically speaking, just your personal belongings and toiletries. The apartment has linen, towels, kitchen equipment, and everything needed for day-to-day living. You don't need to purchase, rent, or arrange anything before or after arrival to start living normally.

Report it to us directly and we'll handle it. Maintenance issues are our responsibility — not yours. We aim to respond to all maintenance requests within 24 hours and resolve them as quickly as practically possible. You won't be chasing a landlord through an intermediary; you're dealing with the operator directly.

Yes. All City Retreat apartments have high-speed broadband connections suitable for remote work, including video conferencing, large file transfers, and simultaneous streaming. Where fibre connections are available, we use them. If connectivity is a particular concern for your work — for example if you need a static IP or VPN compatibility — contact us before booking and we can confirm the specific connection details for the apartment you're interested in.

For standard residential usage there is no cap — the utilities included cover normal household consumption. We don't set arbitrary limits on heating, hot water, or electricity for everyday use. In the rare case of genuinely excessive consumption (for example, running a business from the apartment or unusual energy use that goes significantly beyond residential norms) we reserve the right to discuss this, but this has not been a practical issue for the vast majority of our tenants.

Rearranging furniture is fine. For anything involving walls — hooks, fixings, painting — please check with us first. We want tenants to feel at home, and we're generally accommodating for reasonable requests. We just ask that the apartment is returned in its original condition at the end of the tenancy.

The weekly clean covers all rooms — vacuuming and mopping floors, cleaning kitchen surfaces and appliances, cleaning bathrooms, and changing bed linen. It's a full clean, not a cursory tidy. Cleaning takes place on a scheduled day each week; we'll confirm the day at move-in. You don't need to be present, and the cleaner has access via key or code.
